Oregon real estate attorney?
I’m the landlord and have a problem with a commercial space. We only had a verbal month to month lease. They started to be a problem and I sent a court prepared 30 day notice to vacate on Nov.1st. On Dec.13th I locked them out for not paying Dec. rent. At the time they paid Dec. rent in cash and signed a one month lease to pay January rent along with a refundable deposit and to be moved out February 1st.
Rent was paid over 10 days late and they did not pay the deposit.
Question: I have scene not evidence of them preparing to vacate so what can I do on February 1st? Lock them out again?
I have a tenet to move in February 1st.
